Tenant Responsibilities & Conditions
As a tenant, you play a key role in keeping the rental property in good condition. While the landlord handles major repairs and maintenance, tenants are generally responsible for the following:
Paying Rent on Time: Ensuring timely rent payments as outlined in the lease agreement is a primary responsibility.
Basic Maintenance: Keeping the property clean, orderly, and in good condition. This includes routine cleaning, taking out trash, and addressing minor upkeep like replacing light bulbs or batteries in smoke detectors.
Reporting Repairs Promptly: Notifying the landlord of issues requiring repair, such as leaks, broken appliances, or pest problems, to prevent further damage.
Lawn Care and Snow Removal: If specified in the lease, maintaining the yard by mowing the lawn, raking leaves, and shoveling snow to ensure safety and curb appeal.
Respecting Neighbors and Rules: Abiding by local noise ordinances, respecting common areas, and following any community or neighborhood rules.
Preventing Damage: Using the property responsibly and avoiding intentional or negligent damage. Tenants may be held liable for repairs caused by misuse or carelessness.
Utilities: Paying for utilities not covered by the landlord, such as electricity, gas, water, or internet, as stated in the lease.
Occupancy Limits: Only allowing individuals listed on the lease to reside in the property and obtaining landlord approval for long-term guests.
Pets: No pets are allowed on the premises at any time, including but not limited to dogs, cats, birds, reptiles, or rodents. This policy does not apply to service animals required by tenants with disabilities, as defined by applicable federal, provincial, and local laws. Tenants requesting an exception must provide appropriate documentation.
Illegal Activity: The tenant shall not engage in, allow, or participate in any illegal activity on the premises. Including but not limited to the possession, use, manufacture, or distribution of illegal drugs as defined by federal, provincial, or local law. Violation of this clause is grounds for immediate termination of the lease and eviction, subject to applicable provincial and local laws.
Smoking: Smoking of any substance, including tobacco, cannabis, or electronic smoking devices, is prohibited inside the rental unit.
Use of Medicinal Marijuana: If someone on the lease is allowed the use of medical marijuana, we will require valid medical documentation. We also may limit its use to specific areas of the property. Please bring this issue to our attention when applying to rent one of our properties.
End-of-Lease Responsibilities: Leaving the property in a clean and orderly condition, removing personal belongings, and returning all keys when moving out.
By fulfilling these responsibilities, tenants help ensure a positive rental experience and maintain a good relationship with their landlord.
General Maintenance & Repairs
As the landlord, Weyburn Homes For Rent is committed to ensuring that the rental property remains safe, functional, and well-maintained.
This includes taking responsibility for general repairs and maintenance, such as:
Structural Repairs: Maintaining the integrity of the building, including walls, roofs, floors, and windows, to ensure the property is safe and habitable.
Plumbing and Electrical Systems: Addressing issues with water, heating, electrical wiring, and other essential systems that may impact the property’s functionality.
Appliances Provided by the Landlord: Repairing or replacing any appliances included in the rental agreement (e.g., stove, refrigerator) if they become defective through normal use.
Pest Control: Managing pest infestations that are not caused by tenant negligence.
Common Areas: If applicable, maintaining shared spaces like hallways, staircases, and outdoor areas.
Compliance with Health and Safety Standards: Ensuring the property complies with local housing codes and safety regulations, including working smoke detectors and secure locks.
While tenants are responsible for daily upkeep and minor issues, landlords must promptly address repair requests and maintain the property in good condition. Our goal is to provide a comfortable, worry-free living experience for all tenants.
